Central London Property Trust Ltd v High Trees House Ltd

Central London Property Trust (CLPT) and High Trees House (HTH) are two groups of grown-ups who made a business deal a long time ago. HTH decided to rent a building from CLPT to use for their own business.
But then, something bad happened. There was a big war, and lots of people lost their homes and businesses. HTH also had trouble with their business and had a hard time paying rent to CLPT.
CLPT was nice and decided to help HTH. They agreed to lower the rent so that HTH wouldn't have to pay as much money. This was like a promise from CLPT to HTH.
Well, things got better after the war and HTH's business started making money again. CLPT was happy for them, but they noticed that HTH wasn't paying the full rent like they used to. CLPT wanted to make HTH pay the full rent again because they needed the money for their own business.
But HTH said, "Wait a minute! You promised us that we could pay the lower rent, remember?"
So, the judges had to think about what to do. They decided that CLPT had made a promise (called a "promise to forbear") to HTH, and this promise was still in effect even though things had gotten better. This meant that HTH could keep paying the lower rent, and CLPT couldn't make them pay the full rent again.
So, in the end, the judges made a big law that said if one person makes a promise to another person, they have to keep that promise even if things get better. It's like if you promise to share your toys with your friend, you have to keep sharing even if you get new and better toys because you made a promise.
