Condo Owners Association

The COA is like a special club made up of all the people who own homes inside the condo building. And just like in a club, there are rules that everyone has to follow. These rules are called "bylaws," and they help make sure that everyone living in the building is safe, happy, and comfortable.
For example, the bylaws might say that no one can play loud music after 10 PM, so that everyone can sleep peacefully. Or they might say that everyone has to clean up after their pets, so that the building stays clean and healthy.
The COA also helps take care of the building itself. They might hire people to fix things that are broken, or to clean up the common areas like the lobby or the pool. And everyone who owns a home in the building pays a little bit of money each month to help cover these costs.
