Okay kiddo, so there were two people, Mr. Pearcy and Mr. Stranahan. They were having a disagreement about some land.
Mr. Pearcy said that the land belonged to him because he had a "deed" which is like a special paper that says you own something.
But Mr. Stranahan said that the deed wasn't real and that he actually owned the land because he had been using it for a long time.
So they went to court to ask a judge to decide who was right.
The judge had to read a lot of important papers and listen to both sides of the argument.
In the end, the judge looked at the deed and said that it was real, so Mr. Pearcy was the owner of the land.
But Mr. Stranahan didn't like that decision so he asked a higher court to look at the case again.
The higher court also looked at all the papers and listened to both sides. And they agreed with the first judge that Mr. Pearcy was the rightful owner of the land.
So that's what Pearcy v. Stranahan is all about, a disagreement about who owns some land and asking a judge to decide.
