Phase I environmental site assessment

A Phase I Environmental Site Assessment (ESA) is a process used to look at a piece of property and figure out if anything on the property is bad for the environment or people living near it. If a property has a lot of pollution, an ESA will help make sure it’s cleaned up properly. During a Phase I ESA, a team of specialists will look at the property, review the history of the land, and interview people who might know something about the property. They may also look at documents to see if there were any spills or hazardous material on the property. After the investigation is done, the team will decide whether or not the property might be damaging to the environment. If the property is OK, then nothing needs to be done. If problems are found, the team may suggest ways to clean up the property and keep it safe for everyone.
