ELI5: Explain Like I'm 5

Proprietary community

Imagine you have a special club where only certain people are allowed to join. This club has its own rules and only members of the club can use the facilities inside. This club is called a proprietary community.

In a proprietary community, there is a person or a company that owns and controls everything within it. They are like the boss of the club. They decide who can become a member and what the rules are inside the community.

The people who live in a proprietary community usually have to pay money called "fees" to the person or company who owns it. These fees help to pay for things like maintenance of the community, security, and other services provided to the members.

Because the community is owned and controlled by one person or company, they can say how the community looks, what kind of houses or buildings are allowed, and what activities people can do inside. They can also make rules about things like noise, pets, and how people must behave in the community.

Sometimes, proprietary communities have extra things that make them attractive to people who want to live there. For example, they might have parks, swimming pools, or other fun places that only members can use. They might also have special events or activities for the members to enjoy.

Some people like living in a proprietary community because it gives them a sense of security and control. They know that everyone else who lives there has agreed to follow the same rules, so they feel safer. It can also be nice to have access to exclusive facilities and services that are only available to members.

However, living in a proprietary community also means giving up some freedoms. Since there are rules and regulations, you may have to follow them even if you don't agree with them. You have to pay fees and follow the community's guidelines to be a part of it.

So, a proprietary community is like a special club where only certain people can live. It has its own rules and services, but you have to pay and follow those rules to be a member.
